Scope
Full insulation + GIB installation
Overview
Te Marua Linings has been delivering continuous GIB and insulation services for the Wallaceville Development over the past six months. This medium-density project includes 64 new townhouses arranged in blocks of two, three, and four homes.
With more than 30 units completed so far, our team has applied consistent thermal insulation, acoustic support, and high-quality GIB lining across a diverse range of layouts. The compact floorplans, two-storey access, and natural-light-heavy spaces required strategic material handling and meticulous finish planning.
Full Insulation + GIB Lining
Lot 36 is a compact two-storey townhouse that required a precise and efficient installation approach to suit its tight floorplan and narrow stair access. With living spaces spread across multiple levels, our team had to carefully sequence the insulation and GIB lining to maintain consistent progress without disrupting the workflow of other trades in the block. The home demanded clean sheet handling, controlled access management, and careful planning to ensure accuracy in every room, all while maintaining speed within the compressed build schedule.
Key Details
- 100 m² two-storey townhouse
- 3 bedrooms · 1 bathroom · 1 toilet · 1 lounge
- 2.4 m ceiling height
- Standard GIB used throughout general areas
- Aqualine GIB installed in wet zones
- Completed in 3 days by a two-person crew
- GIB sheets manually lifted upstairs due to narrow stair access
- Installed to full GIB Book specifications
Challenges
1. Restricted Stairwell Access
Narrow staircase made moving full-length sheets to the upper floor difficult.
2. Tight Floorplan and Working Space
The compact rooms limited sheet handling, rotation, and cutting areas.
3. Multi-Level Material Handling
Loading materials across two storeys required additional coordination and safety management.
Solutions
1. Precision Sheet Cutting on the Ground Floor
Sheets were pre-cut to custom sizes before being carried upstairs, reducing handling difficulties.
2. Staged Room-by-Room Installation
Crew completed one room at a time to optimise working space and minimise disruptions.
3. Controlled Manual Lifting Techniques
Used a two-person carry method with reinforced pathways to ensure safe, efficient movement between levels.
High-Ceiling Finish + Horizontal GIB Installation
Lot 37 presented a very different set of installation priorities, with its 2.7 m ceilings, compact layout, and strong natural-light exposure through the stairwell and upper-level windows. Achieving a seamless finish required a deliberate approach to sheet orientation, joint placement, and light behaviour — all critical in avoiding shadowing and visible joint lines in a smaller, light-filled space. This home emphasised workmanship, visual precision, and attention to finishing detail, particularly in areas where lighting conditions amplify surface imperfections.
Key Details
- 80 m² two-storey compact townhouse
- 2 bedrooms · 1 bathroom · 1 lounge
- 2.7 m ceiling height (adds visual height and openness)
- Horizontal GIB installation used to reduce visible joins
- Lighting carefully assessed to prevent shadowing
- Level 5 finish recommended for high-light exposure areas
- Installed to GIB Book standards
Challenges
1. High Exposure to Natural Light
Large windows and stairwell openings can highlight even minor imperfections.
2. Ceiling Height and Shadowing
2.7 m ceiling required perfect sheet alignment to avoid visible joint lines.
3. Compact Internal Layout
Limited movement space increased the need for precise placement and clean sheet orientation.
Solutions
1. Horizontal Sheet Orientation
Reduced vertical joins and created a clean, continuous wall line ideal for light-heavy areas.
2. Strategic Joint Placement
All joints positioned away from direct light paths to minimise shadowing and visual impact.
3. Recommended Level 5 Plaster Finish
Suggested for highly lit areas to fully conceal joints and maintain premium aesthetic standards.
Project Conclusion
The Wallaceville Development highlights Te Marua Linings’ ability to deliver consistent, high-quality finishes across large-scale medium-density housing. From accommodating tight stairwells and compact layouts to managing natural-light exposure and multi-level material handling, our team ensured each townhouse was completed efficiently and to specification.
Lots 36 and 37 demonstrate our capability to maintain speed, accuracy, and finish quality across repeated units — reinforcing our reputation as a reliable partner for high-volume residential development.
