Subdivision
Upper Hutt
Lots
31 & 41
Duration
4 days (Lot 41) & 3 days (Lot 32)
Scope
Full insulation and GIB installation
Overview
Within the Maymorn Farm subdivision, our team completed interior linings for two single-storey homes. Both houses required full insulation and GIB lining, usinLocated in Upper Hutt, the Maymorn Farm subdivision features multiple new standalone homes. Our team completed full insulation and GIB installations for Lots 31 and 41, using both Standard and Aqualine GIB systems.
Each house required tailored installation — Lot 41’s 4 m-high ceilings demanded scaffolding and precision sheet placement, while Lot 32 included a diaphragm ceiling for structural bracing. Joints were aligned to manage natural light, and all work was completed to GIB Book standards. Both homes were finished within a week, showcasing efficient delivery and seamless finishes across 200 m²-plus family homes.g Standard GIB throughout living areas and Aqualine GIB in wet zones for moisture resistance.
Family Home
For Lot 41, our team worked on a 212 m² single-storey home featuring 4 bedrooms, 2 bathrooms, a large lounge and double garage. The property included a 4 m-high ceiling in the main area, requiring the use of scaffolding to achieve a precise and consistent installation. GIB sheets were run full-length wherever possible, and joints were positioned strategically along window lines to reduce visible light-shadowing.
Key Details
- Size: 212 m² (single storey)
- Layout: 4 bed · 2 bath · 1 lounge · double garage
- Ceiling Height: 2.7 m (4 m in central area)
- GIB Systems: Standard and Aqualine GIB
- Sheets run full-length where possible to reduce joins
- Joints aligned with window placements to reduce shadowing
- Completed in 4 days by a team of 3
- Installed to full GIB Book standards
Challenges
1. High Ceiling Installation
Working at 4 metres increased manual handling and alignment difficulty, with limited platform reach.
2. Natural Light Exposure
Large windows created visible surface transitions where light met joins, requiring extra care in joint placement.
3. Restricted Site Access & Time Pressure
Tight deadlines and limited vehicle movement on site required tight material coordination.
Solutions
1. Advanced Scaffolding and Lift Systems
Used mobile scaffolds and sheet lifters for safe installation at height, maintaining a continuous alignment across all panels.
2. Strategic Sheet Orientation
Ran full-length sheets and aligned joints to natural light sources, achieving Level 4 finish quality without visible shadowing.
3. Pre-staged Material Delivery
Materials were delivered and stacked room-by-room to avoid delays and reduce handling time, ensuring steady progress within schedule.
Single-Storey Home
For Lot 32 (201 m²), the layout included 4 bedrooms and 2 bathrooms, with a diaphragm ceiling specified for bracing support due to a 7 m span. Our team installed both Standard and Aqualine GIB, ensuring moisture resistance in bathrooms and high-traffic zones.
Key Details
- 201 m² single-storey layout
- Layout: 4 bed · 2 bath · large lounge · double garage · 2.4 m ceiling
- Included diaphragm ceiling bracing system
- Standard GIB and Aqualine GIB installed throughout
- Screwed-bracket fixing system for structural rigidity
- Completed in 3 days by a team of three
- Installed to GIB Book standards
Challenges
1. Structural Bracing Requirements
The 7 m ceiling span required a diaphragm ceiling for bracing and movement control.
2. Added Weight and Fixings
Reinforced ceiling structure increased load and installation complexity.
3. Tight Completion Window
The schedule allowed only three days to complete insulation and GIB lining without impacting finish quality.
Solutions
1. Engineered Diaphragm System
Installed a screw-bracket diaphragm ceiling as specified by the GIB Engineering Guide, ensuring rigidity and compliance for long spans.
2. Sequential Installation Method
Began installation from the ceiling’s centre and worked outwards, distributing load evenly and maintaining alignment across the span.
3. Specialist Crew Allocation
Assigned a dedicated team experienced in structural GIB systems to handle fixing patterns and achieve a consistent finish under tight timelines.
Project Conclusion
