37 Taft Street – Ten Townhouse Development
Weatherline and GIB installation across two multi-unit residential blocks
Category
Commercial / Residential Hybrid
Size
10 Townhouses (Two Blocks of Five Homes Each)
Duration
2 months
Scope
Weatherline System + Full GIB Installation
Overview
The 37 Taft Street development consists of ten modern two-storey townhouses, delivered in two blocks of five homes each. Te Marua Linings was contracted to complete both the Weatherline external substrate and full internal GIB lining for all units.
This multi-unit project required consistent quality across repeated floor plans, coordinated sequencing between exterior and interior work, and efficient handling of materials across two storeys. Despite the scale and logistical complexity, the project was completed within a two-month timeframe, demonstrating our capability in medium-density residential construction.
Block 1 - Five Townhouses
Block 1 consisted of five compact two-storey units, each averaging 80–90 m². These homes featured repeatable layouts, allowing our team to streamline installation processes while maintaining finish consistency. The smaller floor area increased the need for precise material handling and efficient sequencing.
Key Details
- Five units, each approx. 80–90 m²
- Two storeys per unit
- Complete Weatherline installation for cladding substrate
- Full internal GIB lining to all walls and ceilings
- Standard GIB throughout general areas
- Aqualine GIB used in wet zones
- Consistent finish replicated across all five homes
Challenges
1. Compact Internal Layouts
Tight working areas made sheet rotation and fixing more difficult.
2. High-Volume Repetition
Ensuring identical finish quality across five units required strict systemisation.
3. Exterior–Interior Scheduling Dependency
Weatherline work had to be fully completed before internal lining could begin.
Solutions
1. Room-by-Room Sequencing
Completed each room in a fixed order to maximise space and reduce handling issues.
2. Standardised Workflow Model
Developed a repeated installation pattern for all five units, maintaining identical fixing, joint placement, and sheet orientation.
3. Coordinated Exterior-to-Interior Timelines
Weatherline teams completed each unit sequentially, allowing GIB installation to begin without delays.
Block 2 - Five Townhouses
Block 2 mirrored the layout of Block 1 but included more elevated working areas and external height challenges. The Weatherline system required meticulous fixing patterns due to exposure zones, and the GIB installation demanded clean joint alignment to maintain a consistent look across the block.
Key Details
- Five additional 80–90 m² homes
- Two storeys per home
- Weatherline installation required higher access and more bracing points
- Full GIB installation across both levels
- Aqualine in wet areas, Standard GIB elsewhere
- Identical finish replicated across the block
Challenges
1. Elevated Working Areas
Higher exterior points required scaffold shifts and careful access planning.
2. Bracing and Fixing Complexity
Certain façades needed more fixings due to wind exposure.
3. Material Handling Up Two Storeys
GIB sheets required safe transport to upper floors without damaging edges.
Solutions
1. Pre-Planned Scaffold Setups
Scaffold zones planned ahead of time to minimise downtime and ensure safe access.
2. Enhanced Fixing Patterns
Followed manufacturer instructions strictly for exposed elevations to guarantee structural integrity.
3. Controlled Manual Lifting Systems
Utilised two-person teams for sheet carry and implemented padded lift points to prevent sheet damage.
Project Conclusion
The 37 Taft Street development demonstrates Te Marua Linings’ efficiency and consistency across multi-unit residential construction. By standardising processes across ten nearly identical townhouses and coordinating exterior and interior installations, we achieved high-quality, uniform finishes throughout both blocks. Despite access challenges, compact layouts, and repeated unit requirements, the project was delivered on schedule and to a consistently high standard — reinforcing our capability in medium-density developments and large-scale multi-home delivery.
